<p>Das notarielle Kostenvoranschlags-Tool berechnet – mit einer üblichen Annäherung – die Notargebühren sowie die Registrierungs-, Hypotheken- und Katastersteuern, einschließlich Stempelgebühren und der Ersatzsteuer auf den Hypothekarkredit, sowohl in den Fällen, in denen der Beurkundungsakt der Mehrwertsteuer unterliegt (z. B. beim Kauf von einem Bauträger), als auch in den Fällen, in denen er nicht der Mehrwertsteuer unterliegt.</p>



<p>Der bereitgestellte Kostenvoranschlag ist – aufgrund bestimmter Variablen, die unter Umständen nicht angegeben werden – als unverbindlich und rein orientativ zu verstehen. Wenn beispielsweise eine Steuergutschrift besteht, wird diese gemäß Gesetz Nr. 448/1998 im zulässigen Umfang abgezogen. Die Kosten des Akts werden außerdem unter Annahme eines normalen Komplexitätsgrades geschätzt.</p>



<p>Das Tool berechnet Gebühren und Steuern sowohl in den Fällen, in denen die „Erstwohnungs“-Begünstigungen angewendet werden, als auch in den Fällen ohne Begünstigungen, also mit normaler Besteuerung. Die Berechnung passt sich außerdem der Art des Akts an, der entweder der Mehrwertsteuer oder der proportionalen Registersteuer unterliegen kann.</p>



<p>Das System berechnet sowohl die Steuern, die beim Notariat zum Zeitpunkt der Beurkundung zu zahlen sind, als auch jene, die im Akt selbst berücksichtigt werden, wie zum Beispiel die an den Verkäufer zu entrichtende Mehrwertsteuer im Fall eines Kaufs von einem Bauträger. Der Notar hingegen ist Steuereinnehmer und verantwortlich für die Erhebung der Register-, Hypotheken- und Katastersteuern.</p>



<p><strong><span style="text-decoration: underline;">Die beim Notar zu entrichtenden Steuern sind ausschließlich die Register-, Hypotheken-, Kataster-, Stempel- und Archivgebühren. Die Mehrwertsteuer auf den Kaufpreis wird hingegen direkt an den Verkäufer gezahlt.</span></strong></p>



<p><strong><span style="text-decoration: underline;">Die Ersatzsteuer auf den Hypothekarkredit wird von der Bank vom ausgezahlten Darlehensbetrag einbehalten</span></strong>. Diese Steuer beträgt 0,25 % bei Darlehen für den Erwerb einer Erstwohnung und 2 % beim Erwerb einer Wohnimmobilie, die nicht als Erstwohnung gilt.</p>
